Former Rapid Circuits Site
Located in the Bucks County Enterprise Zone and the Bristol Pike Certified Redevelopment Area, an area where unemployment rates and industrial vacancies are among the county’s highest, this 1.15+/- acre property in Bristol Township has a history of industrial uses dating back to 1969. From 1988 through 2011, the subject property was utilized by Rapid Circuits, Inc. for the manufacture of printed and etched circuit boards for the electronic industry. In 2011, Rapid Circuits, Inc. went out of business and vacated the property leaving behind various chemicals and processing equipment. In 2012-2013, under administrative order, the PADEP performed an emergency building clean out to remove and dispose of the various chemicals left behind. Over the years, the potential presence of contaminants, coupled with substantial property liens, made redevelopment by the private sector unviable. In 2017, the Redevelopment Authority, with the support of Bristol Township, condemned the property in order to facilitate its reuse. The Redevelopment Authority obtained ISRP grant funds to address the environmental concerns and obtain relief of liability protection under PA Act 2.
Key Accomplishments:
- Partnered with Mnop, Inc. who redeveloped the site into five condo units—all rehabbed, sold and occupied in less than two years.
- Reduced threats to human health and the environ-ment caused by historic industrial use.
- Two new companies acquired all five units, bringing new jobs to Bucks County.
- Tax delinquent property put back on the tax rolls.
